Fireworks On The Bay

2023 Fireworks Over the Bay!

As in the past, the Town of Chesapeake Beach will be holding their annual Independence Day fireworks celebration soon.  This annual event be held on July 3 with a rain date of July 8.  CSHOA, with assistance from the County Sheriff’s Department and the Town, will be closing the north and south C St. entrances to Chesapeake Station.  Beginning at 4:00PM, vehicle access to Chesapeake Station at Mears Ave. and at 17th St. WILL BE RESTRICTED to those vehicles that have a valid Chesapeake Station sticker or carry a one-day parking pass.  Up to four one-day guest passes are available for Chesapeake Station households on a first-come, first-serve basis.  Passes are not required for pedestrians.  Passes may be requested from Carol OBrand (571-230-9343) for Carousel Way and Dentzel Ct. residents, Kim Brams (202-390-1866) for Overlook residents, and Paul Doherty (443-454-3637) for all others.  Requests may also be made by email to [email protected].

Chesapeake Station receives a lot of visitors on that day so please ask your guests to consider carpooling.  If your guests are arriving early, consider having them park in public areas and walk into Chesapeake Station.  If your guests don’t have a parking pass, their vehicle will not be admitted even if you vouch for them.

NOTE – If you lease your property to others, we may not have your tenant’s contact information.  Please ensure they are aware of the rules and restrictions that will be in place that day.

Parking is permitted in private driveways, with permission of the householder, or in the street.  However, please be considerate and do not park in a location that blocks a driveway or road access.  Remember that you are responsible for the conduct and safety of your guests.  And a final reminder –  use of fireworks is prohibited.  Please instruct your guests that they may not set off firecrackers, rockets, or explode anything anywhere in Chesapeake Station, including your own yard.

Be aware of the traffic plan that the Town will put in place around the time of the start of the Fireworks.  The traffic plan is set up to eliminate left hand turns on a portion of Route 261 going through the Twin Beaches, enabling traffic to flow with minimal stopping.  The centerline of Route 261 will be blocked with delineation devices that will prohibit vehicles from making U-turns. Traffic north of Route 260 along Route 261 on the east side of Route 261 must make right turns and exit left on 5th Street to Boyd’s Turn Road to Route 260.  Traffic on the west side of Route 261 must make a right turn and exit on 27th Street to G Street to Route 260. Traffic south of Route 260 along Route 261 on the east side of Route 261 must make a right turn and must turn left onto Route 260.  Traffic on the west side of Route 261 must turn right and continue along Route 261 to Summer City Blvd or continue south to Ponds Wood Road and proceed to Maryland Route 4.

2023 Spring Inspection

Now that spring has arrived, the CSHOA Board of Directors and Sentry Management will be performing an annual inspection of our community.  This inspection is conducted in order to protect and maintain our property values, look for safety and health hazards, and maintain a pleasant and attractive community.  You can read more about the evaluation here.

Board Meetings

The CSHOA Board of Directors holds a monthly meeting to discuss and make decisions on Chesapeake Station HOA business.    These meetings are open to HOA property owners.

For the past several years, the meetings have been held on the second Monday of each month.  Recently, the Board decided to change the standing date for these meetings to the first Thursday of each month starting at 7:00PM.  Meetings are typically held remotely via Microsoft Teams and notices can be found on this website with connection information.

April Social Gathering

Cheese with a side of Bocci!

Our Social Committee has been on the ball and is planning a 2023 Spring gathering for Chesapeake Station residents and guests.

A Wine & Cheese Event will be held with a side of Bocci & Croquet in our beach area on Saturday, April 29 from 3-6pm.  Non-alcoholic drinks will also be available.

So come on down, join us, and meet your neighbors.  Save the date.

Community Yard Sale!

One of our residents, Jean Muller, has organized a Chesapeake Station Community Yard Sale that will be held on Saturday, September 17 from 8:00-12:00. There will not be any community tables but if you would like to participate, simply set up a table in your front yard and wait for the pickers to arrive!. BBQ!

David Brown, one of our residents, is planning an outdoor barbecue this Labor Day weekend and is very graciously offering an invitation to all Chesapeake Station residents to attend! Here are the details:

Date/Time: Sunday, Sept 4; 12noon – 4:00PM
Location: 7791 Dentzel Ct., outside back downstairs patio area
Entertainment: Live professional pop/R&B singer (TBA)
Menu: Brisket, Pulled Pork, RIbs, Hot Dogs, Hamburgers, Homemade Texas Red BBQ sauce (bring a small/mid-size mason jar if you’d like to take some home)

Optional Contributions (not required, so please feel free to come without):
BYOB – bring your preferred drink
Sides – of choice
Paper/plastic ware – paper plates, plastic cups, forks, spoons

Annual Owners Meeting

Annual Owners Meeting!

It’s that time again for the CSHOA Annual Owners Meeting.  The meeting will be held on Saturday, September 10 in the mini-gym at the Northeast Community Center.  This large room will allow for spacing of seats for COVID protection.  Doors will open at 9:30AM for registration and the business meeting will begin at 10:00AM.

All owners of record will be receiving a hard copy of the meeting materials in a few days in the mail.  The package consists of:
A Cover Letter
Meeting Agenda
Proxy Form for those who will be unable to attend in person
Proposed 2023 budget
The cover letter references the Draft 2021 Meeting Minutes, which is on the agenda for approval by members.

In addition to the annual election for Board of Directors, there will be a vote at the meeting on the revision of our Bylaws.  You should have received a copy of the proposed revision in the mail recently for review.  A cover letter was included in the mailing that points out the changes from our existing Bylaws.

Please let us know at [email protected] if you do not receive the hard copy mailings!  We may have the wrong address for you.

A healthy HOA depends on active participation by owners so please try to attend.  If you can’t come, make sure to return the Proxy Form included in the package or hand it to another owner who will be attending.  A quorum of owners is required at this meeting either by proxy or physical presence in order for us to conduct business.

We will be looking for owners who are willing to stand as candidates for the Board of Directors and/or our various committees.  Please consider volunteering for one one or more of our Committees.
