Judging will be on December 18th @ 7:00PM.  1st and 2nd prize winners will be contacted individually and announced to the community!  Let’s show our spirit and light up the neighborhood!  Even if you don’t have time for lights, how about a wreath on your door?

OctoberFest

CSHOA OktoberFest!

ALL Chesapeake Station residents are invited to our annual Oktoberfest on Saturday, October 13th @ 2PM

rain date Oct. 14th

Where:  Dentzel Court  (parking is limited, so walk if possible).  Bring a chair. But please leave your pets behind so they won’t be distracted by the food.

What:  Beer, Wine, Water, Tea, Brats, Sausage and Hot Dogs.  Bring your favorite desert or side dish.

You don’t want to miss this great celebration of FALL in German tradition and a chance to meet your neighbors!!!

Solar Home Energy

As the cost of solar energy technology decreases, solar power equipment for homeowners is becoming more popular.  The Maryland Energy Administration has published a Guide to Going Solar, which provides information to homeowners considering the installation of a solar array.  The guide includes information such as as reasons for going solar, financing a solar system, how to choose a contractor, and how to keep your system going after it’s installed.  The complete 72-page document can be found here.

CSHOA governing documents permit Chesapeake Station owners to install a solar array on their property but with some conditions.  The following provisions from the CSHOA Architectural Guidelines apply:

  1. Panels must be installed no higher than 10″ above the roof surface and run parallel along it.
  2. The installation must provide a minimum of 12″ clearance between the edge of the solar panels and the roof edge, roof peak, and neighboring townhome walls. This is to allow for maintenance access.
  3. All supporting hardware and conduit must be painted to blend with the siding or roof color.
  4. Supporting electrical equipment (e.g. batteries, inverters, timers, etc.) and all conduits must be properly secured and hidden from view to the extent reasonably possible. Landscape screening may be required by the Architectural Committee.
  5. Design drawings must be furnished which show dimensions of the roof and the solar panels when installed.
  6. All County, and Town permit and inspection requirements must be met.

Since installation of a solar array is an external change to your property’s appearance, plans must be approved before-hand by the CSHOA Architectural Committee.  A homeowner can submit their plans on the Architectural Change Request form here.

Theft From Automobiles

Theft From Automobiles

Two Chesapeake Station residents recently reported attempted theft from their automobiles, one of which was parked in the C St. alley and the other in the Overlook. The perpetrators entered their unlocked automobile and rifled through it looking for valuables. The incidents occurred sometime between 7:00AM and 11:00AM on Saturday 7/21/2018. If anyone remembers noticing suspicious activity or persons that morning, please contact the Board at [email protected].

We sent an email notice out to residents in December of a theft from an automobile on Dentzel Ct. at that time and thieves attempting to gain entry to automobiles parked at the Overlook. We would like to remind residents to always keep your vehicles and houses locked and don’t leave valuables in your vehicle.

Please be observant of our surroundings. If you see suspicious or criminal activities in our development, call the emergency 911 number and report it. And let the Board of Directors know at [email protected] or through the web contact form here.

2018 Owners Meeting

Annual Owners Meeting!

It’s that time again for the CSHOA Annual Owners Meeting.  The meeting will be held on Saturday, September 8 at the Northeast Community Center.  Doors will open at 9:30AM for registration and refreshments and the business meeting will begin at 10:00AM.

All owners of record will receive a hard copy of the meeting materials in the mail.  The package consists of:

A Cover Letter
Meeting Agenda
Proxy Form for those who will be unable to attend in person
Proposed 2019 budget
Draft 2017 Meeting Minutes for owner approval
Annual Newsletter

A healthy HOA depends on active participation by owners so please try to attend.  If you can’t come, make sure to return the Proxy Form included in the package or hand it to another owner who will be attending.  A quorum of owners is required at this meeting either by proxy or physical presence in order for us to conduct business.

One of our Board members will be stepping down this year and we will be particularly looking for owners who are willing to stand as candidates for the Board of Directors.  Also, members are always needed for our various committees, so please consider volunteering for one one or more of our Committees.

2018 Fireworks

The annual Chesapeake Beach fireworks will be held on June 30 this year with a rain date of July 3.  As usual, CSHOA, with assistance from the Town and County Sheriff’s Department, will be closing the north and south C St. entrances to Chesapeake Station.  Beginning at 4:00PM, vehicle access to Chesapeake Station will be restricted to those vehicles that have a valid Chesapeake Station sticker or carry a one-day parking pass.  Up to four one-day passes will be available for Chesapeake Station households starting June 20 on a first-come, first-serve basis from Penny Schmidt (410-474-2802) for Band Shell Ct. residents, Paul Doherty (301-812-0272) for Arcade Ct. residents, or Dave Ferguson (703-624-8354) and Charlie Pritchard (301-325-0512) for other residents.  Requests may also be made by email to [email protected].

Chesapeake Station receives a lot of visitors on that day so please ask your guests to consider carpooling.  If your guests are arriving early, consider having them park in public areas and walk into Chesapeake Station.  Passes are not required for pedestrians.  If your guests don’t have a parking pass, their vehicle will not be admitted even if you vouch for them.

Parking is permitted in private driveways, with permission of the householder, or in the street.  However, please be considerate and do not park in a location that blocks a driveway or road access.  Remember that you are responsible for the conduct and safety of your guests.  And a final reminder: use of fireworks is prohibited on public and private property.  Please instruct your guests that they may not set off firecrackers, rockets, or explode anything anywhere in Chesapeake Station, including your own yard.

Be aware of the traffic plan that the Town will put in place around the time of the start of the Fireworks.  The traffic plan is set up to eliminate all left hand turns on a portion of Route 261 going through the Twin Beaches, enabling traffic to flow with minimal stopping.  The centerline of Route 261 will be blocked with delineation devices that will prohibit vehicles from making U-turns. Traffic north of Route 260 along Route 261 on the east side of Route 261 must make right turns and exit left on 5th Street to Boyd’s Turn Road to Route 260.  Traffic on the west side of Route 261 must make a right turn and exit on 27th Street to G Street to Route 260. Traffic south of Route 260 along Route 261 on the east side of Route 261 must make a right turn and must turn left onto Route 260.  Traffic on the west side of Route 261 must turn right and continue along Route 261 to Summer City Blvd or continue south to Ponds Wood Road and proceed to Maryland Route 4.

Luau – Postponed!

Moved to Sunday, June 24

With predicted thunderstorms, saturated ground, and the strong possibilities of clearer weather on Sunday, the Social Committee has decided to move the Luau to the rain date tomorrow, Sunday, June 24th. at 4 pm. Our apologies for any inconvenience and we hope you will still be able to participate. Stay dry, and we will see you on Sunday!

It’s on!  As summer approaches, our Social Committee is organizing the annual CSHOA Luau On The Beach. The date is Saturday June 23rd @ 4:00PM with a rain date of June 24th on our beach at the end of Arcade Ct.

All residents are invited and encouraged to participate!  Please bring your own chair.

We will have pulled pork and pulled chicken with rolls and coleslaw from Adam’s Rib.  Tea, water, beer and wine will also be provided.  We ask that attendees bring finger food or desserts if your last name begins with A-M or sides and salads (potato, pasta and others) if your last name begins with N-Z.

There will be live music, door prizes, a guessing jar of shells and mostly FUN!

Smoke Alarms

Smoke Alarms – Changes in the Law

This is normally the time of year that homeowners are advised to change the batteries in their smoke alarms.  But did you know that a recent change in the law now requires installation of a new type of smoke alarm with a 10-year non-replaceable battery?

Two-thirds of fire deaths occur in homes without alarms or this that have disconnected or missing batteries.   This new technology will do away with the need to replace outdated batteries each year and is expected to save lives.  You can read more about this change at www.livebaltimoremaryland.com/new-law-smoke-alarm

Storm Debris Pickup

Storm Debris Pickup

With the heavy windstorm we had recently, we’re guessing that many of you had to spend some time afterwards cleaning up debris from your property.

The Board wanted to let residents know that the Town has scheduled a special pickup for bagged and bundled debris on March 13. Public Works will be picking up bundled branches cut to 3 ft. lengths and bagged leaves/twigs. Place them at the curb before Tuesday morning and it will magically vanish by the end of the day. Please do not include other types of materials.

Chesapeake Station is having its own decorating contest for the Holidays with 1st, 2nd, and 3rd prizes.  In an attempt to encourage residents to decorate for the holidays, the Architectural Committee and Social Committee have combined to sponsor the contest.
